About HIPs

If you are a home owner in England or Wales, you or the agent marketing your residential property are legally required to provide a Home Information Pack (HIP).

Your HIP are leading Home Information Pack providers who can offer you unbeatable service in Devon and Somerset using accredited DEA’s in your area.

We can arrange an all inclusive Home Information Pack, including an Energy Performance Certificate (EPC), for £249.

Our HIP contains everything needed by law, including the EPC.

If your property is a leasehold property we would need a copy of the lease to complete a HIP at the freehold price. If you have not got a copy of the lease we charge an extra £28.

Who Needs a Home Information Pack (HIP)?

From the 14th December 2007 any property that is marketed for sale in England and Wales will need a HIP.

A HIP is now a legal requirement when selling a domestic dwelling. It must include an EPC (Energy Performance  Certificate) providing information on how to cut carbon emissions and fuel costs.

Documents such as searches, evidence of title and sale statements etc. are also required.
 
Can I market the property before I receive the HIP?

You cannot market the property until you have received a HIP

You are now legally required to obtain an EPC and other key documents before you put  your house on the market. You may however proceed prior to receipt of the full HIP provided it has been ordered.
 
What’s in the HIP?

In brief the pack contains:

An index (i.e. a list of the contents of the HIP)
A sale statement (summarising the terms of sale)
Evidence of title
Standard searches (i.e. local authority enquiries and a drainage and water search)
An Energy Performance Certificate (EPC)
Commonhold information (where appropriate)
A copy of the lease (where appropriate)

Do all properties need a HIP?

Most standard properties need a HIP but there are some exceptions,

You do not need a Home Information Pack for:

Properties where there is no marketing (e.g. sale to member of your family)
Non-residential properties
Seasonal and holiday accommodation
Mixed sales (e.g. shop with flat)
Right to buy and similar sales
Sales of portfolios of properties
Properties not being sold with completely vacant possession
Unsafe properties and properties to be demolished.

How long is a HIP valid for?

Search evidence is valid for 3 months.  An EPC is valid for one year. Visit http://www.homeinformationpacks.gov.uk/industry for updated details.

Who can supply HIPs?

They can be complied by separate pack providers, solicitors, estate agents. Or you can do it yourself.
 
Who pays for HIPs?

The seller is liable for the cost of the pack.

How long does it take and how much will it cost?

Typically 3 – 10 working days. Costs can vary from £249 - £400.

What if I take my property off the market?

If you take your property off the market, then decide to put it back on your HIP is valid for up to one year.
